1. General terms
By your booking you enter into an agreement with the owner/operator of holiday home "Jubaru", Koen Van Eygen and Griet Demeestere, André Devaerelaan 6b, 8500 Kortrijk, Belgium.
The following general terms and conditions apply to your booking.
2. The booking agreement
By confirming your booking, you make a reservation which becomes final once the deposit has been received. You will receive an e-mail confirming the payment. Your agreement consists of this e-mail, your proof of payment and these general terms and conditions, which are available on the site and sent to you by e-mail.
3. Payment
Payment of rent and advances are made as indicated on the booking site. The payment includes cleaning, water and energy (electricity) cost. Above average electricity consumption wil be charged according to the most recent available price/KwH on https://dashboard.vreg.be/repo...
4. Guarantee
An amount will be reserved on your credit card for the deposit.
We offer you a new and well-maintained property. Should you find any shortcomings, defects or faults on arrival, please inform us as soon as possible.
The deposit serves to reimburse any accidents, damages, lost items or extra cleaning hours. We will check the house and garden with the cleaning team in the week after the stay. If no damage has been caused to the house or its contents, except by normal use, the deposit will be released in full after 2 weeks at the latest.
Otherwise, an amount covering the cost of damage will be retained. When the property cannot be rented out due to damage, this will also be charged.
5. Cancellation
Cancellation by the tenant
You can find the cancellation policy in the confirmation email at the time of booking. Conditions may vary depending on the platform used to make the booking.

Payments made are non-refundable. This translates into the following conditions:
Upon booking, a 50% deposit is required and is non-refundable.
Cancellation up to 4 weeks before arrival is possible without any further payment obligation.
The remaining 50% balance is due 4 weeks before arrival. In case of cancellation after this point, no refund will be given.
Booking via BOOKING.COM: The cancellation policy is determined by Booking.com and is detailed in the confirmation email from BOOKING.COM.
An early departure during the stay does not entitle the tenant to a refund of the rent or any part thereof.
Cancellation by the owner
We expect tenants to behave like good housekeepers.
However, if during the stay it appears that the arrangements made are not being respected, the rental may be stopped immediately.
If the owner is unable to let the holiday home due to force majeure (e.g. due to environmental or natural disasters), unforeseen or unavoidable circumstances (e.g. due to fire or serious damage to the holiday home), or if the authorities order the owner to close the holiday home, the owner will refund the rental sums already paid or the corresponding part, without any right to compensation
6. Linen
Each bed is equipped with a pillow and duvet. The use of sheets, pillowcases and duvetcovers is mandatory.
For any booking proposal from 1/9/2023, bedding is included in the flat fee charged per stay.
7. Stay and departure
Check-in. You can check-in from 16:00 onwards unless otherwise agreed at the time of booking.
Check-out. On the departure date specified in the travel agreement, the holiday home must be left in a clean condition, i.e. in the same condition as it was delivered to you, no later than 16:00 (unless agreed otherwise) and handed over to the home owner or his representative.
Basic cleaning. Cleaning is included in the rental price. However, prior to your departure, you should perform a basic cleaning. The basic cleaning includes general tidying of the rooms, cleaning the kitchen, rinsing and putting away the crockery, removing all food residues and all rubbish, stripping the beds and sweeping or vacuuming all the rooms so that the rented property can be handed over in wipe-clean condition. If the basic cleaning is not carried out properly, we may charge you extra costs (35 € per hour).
8. Liability
The owner/operator assumes the reservation and proper execution of the contract. For damage other than damage to persons, liability is limited to three times the amount of the accommodation allowance, provided that one can prove gross negligence or an intentional act. Liability lapses in the event of shortcomings by one of the Guests, in the event of any unforeseeable or unavoidable failure by third parties, force majeure or an event that owner, the intermediary or any other person involved by owner could not foresee or avoid - despite the precautions taken. Renters shall be jointly and severally liable for all damage and/or loss caused by him or the co-guests, whether caused by acts or omissions of them or of third parties, who were on the property through their fault.
9. Other
We purify our own waste water and ask only to wash and clean with the products we provide ourselves!
No smoking anywhere in the house.
Subletting, re-letting or taking up residence at the holiday address is not allowed.
The house is located in a quiet area, please also respect the peace of the neighbours and respect the silence after 10 pm.
Shooting fireworks, lighting campfires or fire baskets is prohibited. However, you can barbecue on the grill in the garden.
In the house there is a folder with some important tips and agreements. It also contains the arrangements for your departure.
On the day of your arrival, we will send you the access code for the front door by e-mail.
10. Disputes, applicable law and competent court
Belgian law applies. The only competent court is that of the place of the holiday home. Both parties will always endeavour to resolve any disputes in a positive spirit.
